Dubai property sales in October 2026: what the DLD transaction data shows
Short answer: from 1 to 28 October 2026, the Dubai Land Department (DLD) registered 10,638 property sales worth AED 31.1 billion. 56% were first sales (off-plan and new units from developers) and 44% were resales. Apartments made up most of the volume: 7,730 flat sales, led by Jumeirah Village Circle (701 sales at an average of AED 15,041 per sqm). For comparison, all of September 2026 had 11,307 sales worth AED 28.9 billion, so October reached a higher value in two fewer days.
These figures come straight from the DLD's public transactions data, pulled on 30 October 2026 with the DLD Transactions Scraper. The method and the steps to reproduce them are below.

Read the month-on-month changes with care. A community's average price per sqm moves with the mix of what sold: a month heavy in one premium project lifts the average without any single home getting more expensive. Use several months before calling a trend.
Why the community names look unfamiliar: the DLD records sales under official land-registry community names, which often differ from the marketing names developers and portals use. Map them to project names using the projects list the scraper returns for each row.
How these numbers were calculated
- Source: the Dubai Land Department's public real estate transactions page, which serves aggregated sales by community, property type, sub-type and sale sequence.
- Period: 1–28 October 2026 and 1–30 September 2026, transaction type "sales".
- Price per sqm = total registered value ÷ total area for that group, so it's a true average for the group, not an average of averages.
- First sale vs resale is the DLD's own "sale sequence" field. First sales include off-plan purchases from developers.
- Data is aggregated: the public page doesn't expose individual unit records, so neither does this dataset.
Get the same data yourself
The DLD Transactions Scraper returns one row per community, property type, sub-type and sale sequence for any date range, in English and Arabic. Input:
{ "transactionType": "sales", "fromDate": "2026-10-01", "toDate": "2026-10-28" }
Each row includes transactionCount, totalValueAed, totalSizeSqm, pricePerSqmAed, avgTransactionValueAed, saleSequence and the projects in that group. Export to Excel or CSV, or pull it over the API. Run it every month and you have your own Dubai price index by community.
Ask an AI assistant instead: connect the scraper to Claude or ChatGPT through the Apify MCP server (https://mcp.apify.com/?tools=get_anything/dld-transactions-scraper) and ask "Which Dubai communities had the most apartment resales last month, and at what price per sqm?"
FAQ
Is this official Dubai Land Department data?
Yes. It comes from the DLD's public real estate transactions page, which reports registered transactions. The scraper only reshapes it into rows; it doesn't estimate or model anything.
Does it include off-plan sales?
Yes. Off-plan purchases from developers are registered as first sales, and the data separates first sales from resales.
Can I get prices for a single building or unit?
Not from this public source. It publishes totals by community, project and property type. Unit-level records need a Dubai Pulse or DLD account.
How often is the data updated?
The DLD page reflects registrations as they're recorded, so you can pull any date range up to today. Running it monthly gives you a consistent time series.
Why is October's value higher with fewer sales?
Mostly land. October had 1,356 land sales worth AED 11.66bn against 788 worth AED 8.84bn in September, while unit sales dipped slightly.
