Dubai Property Prices — DLD Real Estate Transactions, Price/Sqm

Get official Dubai Land Department (DLD) transaction data - the actual registered prices behind the asking prices you see on Bayut and Property Finder. For any date range, this Actor returns real market activity aggregated by community, project, property type, sub-type and sale sequence (first sale vs resale), with the metrics investors actually need.

Listing portals tell you what sellers ask. This tells you what buyers paid.

What you get for each aggregate

  • Community, property type and sub-type (e.g. Flat, Villa, Land) - bilingual English + Arabic
  • Usage (Residential / Commercial)
  • Sale sequence: First (first sale, usually off-plan) vs Second (resale)
  • Transaction count
  • Total value (AED) and total size (sqm)
  • Price per sqm (AED) - the key benchmarking metric
  • Average transaction value and average unit size
  • The projects contributing to each aggregate

Input

Field Description
Transaction type Sales, Mortgages, or Gifts / Other
From date Start date YYYY-MM-DD (history goes back years)
To date End date YYYY-MM-DD
Proxy Apify Proxy recommended

Use cases

  • Real price benchmarking - what a 1-bed in JVC actually sold for per sqm, this week vs last year
  • Rental yield / ROI models (pair with asking rents)
  • Market reports, dashboards and valuation models
  • Off-plan vs ready market share (first-sale vs resale split)
  • Feeding an AI assistant to answer "average price per sqm in Dubai Marina in Q1"

How it works

The data is public - the DLD's own transactions page serves it to every visitor. This Actor reads the page's gateway credentials fresh on each run and queries the official DLD gateway. No login, no personal API key, no browser. Public government data only.

Notes

  • Data is aggregated (by community / sub-type / sale sequence), which is how the DLD publishes it on its public page. Individual per-property records are not exposed by this public source.
  • The pricePerSqmAed, avgTransactionValueAed and avgSizeSqm fields are computed from the official totals for clarity; the DLD's own dldPerSqmValue is included as-is for reference.
